Why do you need to seek help?
There are now over 50 Acts of Parliament and more than 70 sets of regulations governing the private-rented sector. This increasingly heavy regulatory burden means it is more important than ever before that landlords understand the legal and regulatory environment in which they manage their lettings.
National Landlords Association
This site supports over 50,000 members and associates, ranging from full-time landlords with large property portfolios to those with houses-of-multiple-occupancy or with single bedroom flats. The NLA has been going since 1973 and strives for a society with a private-rented sector that is a safe, secure and viable investment. The Association works in co-operation with national and local government for a thriving private-rented sector where the legislative framework provides for a fair and equitable balance between the interests of residential landlords, letting agents and tenants.
This is a free access website for landlords and agents (both beginners and experienced alike) involved in letting property. The site has been helping them manage their investment properties successfully since 1999. It’s also an online community with a forum, blogs, articles, legal updates, news, RSS feeds and social media links. It provides free access to comprehensive and reliable information, case law, letting processes and procedures and resources such as forms, notices and standard letters.
This site aims to help landlords through the maze of duties, responsibilities and rights, focusing on insurance matters such as free emergency assistance, loss of rent or re-letting costs, damage to contents and liabilities. There’s also a tips page and blog.
An extensive guide to being a landlord here including how to recover property, deposit protection schemes, energy saving allowance, renting rooms in your home, and (worst case scenario) how to evict a tenant. There are sections on the regional differences to renting out property across the UK.
Busting some of the myths of how easy it must be to be a landlord, this site discusses the pros and cons regards income, tax deductions, repairs and maintenance and the common costs that will accrue.
